IWANAL ANDALUSProperty Management

Yours to own.
Ours to keep.

Full-service property management for the Kingdom of Bahrain — leasing, rent collection, maintenance, cleaning, security and compliance, delivered through one accountable team and one transparent platform.

Kingdom of BahrainEstablished 2026Residential · Commercial · Mixed-use

What we manage

Three asset classes, one standard

Residential

Residential

Apartments, villas and whole buildings

Tenant sourcing and screening, EWA transfers, move-in and move-out condition reports, renewals, and the day-to-day maintenance that keeps a good tenant from leaving.

Commercial

Commercial

Offices, retail units and buildings

Lease administration, service charges, tenant fit-out from drawing approval through handover, arrears escalation, and the compliance calendar an occupied asset carries.

Mixed-use

Mixed-use

Residential and commercial together

Two tenant populations, shared services and apportioned costs. This is where most owners lose money quietly, and where a single accountable manager is worth the most.

The name

Why Iwan Al Andalus

In Islamic architecture, the iwan is the space that receives you before you enter — neither the street nor the house, but the boundary between them. Property management is the work of that same boundary. And the builders of Al-Andalus understood what our industry forgets: that maintenance is the craft.

Who we are

One company, one contract, one number to call.

Iwan Al Andalus Property Management is a Bahraini firm founded in 2026. We take full operational responsibility for residential, commercial and mixed-use property on behalf of the people who own it.

Owning property in Bahrain should be a source of income, not a second job — yet most owners end up chasing late rent, fielding calls at midnight, finding a plumber they can trust and hoping the building is being cleaned properly. The return is real; so is the cost in time and quiet leakage.

We remove that entirely, and record every complaint, job and dinar in one platform — so you always know exactly what is happening to your asset.

Ready to hand it over?

We will visit your property, assess its condition and current returns, and give you a written proposal — at no cost and with no obligation.

The name

Why Iwan Al Andalus

In Islamic architecture, the iwan is the space that receives you before you enter — an open arch, neither the street nor the house, but the boundary between them.

In Al-Andalus that boundary reached its highest form. Seven centuries in which the builders of Córdoba, Seville and Granada made architecture out of daily life: the courtyard that cools the house, the water that runs through the room, the arch repeated until it becomes a rhythm. Al-Andalus is remembered not for its palaces alone, but because it treated living well as a craft.

We chose the name Iwan Al Andalus because property management is the work of that same boundary. An owner hands us his property and steps back. A resident hands us his home and expects it to hold. And we are between them — the arch that carries the weight from both sides and shows none of it.

The builders of Al-Andalus understood what our industry forgets: that maintenance is the craft. The Alhambra did not survive because of who drew it, but because of who kept it, century after century. Every fountain still running is running because someone cared for it. And that is the whole of our work.

The name is not nostalgia. It is a standard.

The people behind Iwan Al Andalus

Who runs it

The firm is founder-led and certified in property management. Every client works directly with the person accountable for their building.

Founder & Managing Director

Ahmed Alkooheji

Ahmed is a PMP-certified project manager with more than five years delivering construction projects in Bahrain, having managed a portfolio worth over BD 75 million across residential, commercial, mixed-use and infrastructure developments. Working as client representative, he has run projects through their full lifecycle — planning, procurement, contractor management, progress monitoring, quality assurance and handover — which is precisely the discipline a building needs once it is occupied.

He has also held operational responsibility for a commercial development of over 25,000 sqm, day-to-day operations, tenant fit-out works from drawing approval through to handover, lease administration and compliance, and the coordination of facilities, security and maintenance teams. At Iwan Al Andalus he leads the company, its client relationships and the technical side of asset management.

We manage your building the way we would manage our own.

What we manage, and what stands behind it

Iwan Al Andalus opened in 2026 and is onboarding its first managed properties now. Rather than dress that up, this page sets out exactly what we are built to run, the experience behind it, and the standard every property we take on is held to.

Technology

Technology at the centre of the service

Most property management in the region still runs on phone calls, WhatsApp messages and paper receipts. Complaints get forgotten in a chat thread. Nobody can say when a repair was reported or what it finally cost. Owners are asked to trust a summary they cannot verify.

Iwan Al Andalus is being built the other way round. Every interaction — a leaking tap, a rent payment, a contractor's quote, a renewed contract — is captured in one system from the moment it happens. That record is what makes the service fast, accountable and cheaper to run.

One record, from the first call to the last invoice

  1. Reported

A tenant reports a fault, with photographs

  2. Ticketed

It becomes a numbered ticket with a priority and an owner

  3. Quoted

A vetted contractor quotes; you approve above your threshold

  4. Completed

The work is done and signed off with before-and-after photographs

  5. Record

Everything stays against the ticket — searchable, years later

Tenant and resident app

  • Report a fault in under a minute, with photographs
  • Track it to completion
  • See rent due and pay in the app
  • Request renewals
  • Receive building notices

Maintenance ticketing

  • Priority, assignment, quote, approval and completion against one numbered ticket
  • Photographic evidence recorded against the same ticket
  • Tickets escalate on their own as a deadline approaches
  • Recurring faults visible as patterns, so the cause gets fixed

Digital rent collection

  • Invoices raised on schedule
  • Reminders sent automatically
  • Payment by transfer, BenefitPay or standing order
  • Instant receipts
  • Arrears flagged from day one

Owner dashboard and vault

  • Occupancy, collections, arrears and spend at a glance
  • Approve a quotation from your phone
  • Contracts, certificates and invoices retrievable in seconds

Build the firm, not just work at it

Iwan Al Andalus is at the start. The people who join now will shape how this company runs — its standards, its systems and its reputation — rather than inherit someone else's version of them.

No open vacancies at presentWe are not advertising specific roles right now. We do read every application that reaches us, and we keep strong ones on file — when a role opens, that file is where we look first. If any of the paths below describes you, write to us.
01

Fresh graduates

Bahraini graduates starting out

If you have just finished a degree in engineering, construction management, business, accounting or real estate, this is a place to learn the whole of a business rather than one corner of it. You will sit close to the founder, see how a building is actually run, and be given real responsibility earlier than a larger firm would give it to you.

Engineering · Business · Accounting · Real estate

02

Experienced professionals

People who have run buildings before

Property managers, leasing and facilities professionals, accountants and maintenance supervisors who know the Bahraini market and are tired of doing good work inside a system that does not record it. We are building the system first. Bring your judgement; we will give you the tools and the authority to use it.

Property management · Leasing · Facilities · Accounts

03

Internships and training

Students and summer placements

Structured placements for university students, usually over the summer, with a defined piece of work rather than filing and coffee. Expect site inspections, condition reporting, market benchmarking and time inside the operations of a live portfolio.

Summer · Part-time · Graduation projects

04

Contractors and suppliers

Join our vetted panel

We are building a panel of insured, licensed contractors across air conditioning, plumbing, electrical, civil works, carpentry, glazing, cleaning and pest control. We pay on agreed terms, we do not mark up your invoices to the owner, and we send steady work to firms that turn up when they say they will.

Civil · MEP · Security · Housekeeping

Not the right moment?

Send your CV anyway. We keep applications on file and we come back to them — a firm this size does not have the luxury of forgetting good people.
